Som ägare av en lägenhet i Ambera Duquesa får du din egen privat egendom. Det er ditt (freehold) och kan säljas, ärvas, finansieras och användas efter eget behov.
Villkor för andrahandsuthyrning, samfällighetsregler och liknande kommer att publiceras i samband med försäljningsstart.
Med Amberas låga månadskostnad får du fri tillgång till att använda gemensamma områden: Först och främst ett aktivitetscenter som är dedikerad till aktiviteter. Den låga månadskostnaden täcker externt underhåll av alla fasta egendomar för att upprätthålla den höga standarden på Ambera- egendomar. Underhåll av alla gemsamma infrastruktur och trädgårdsarbete av alla gemensamma områden är också inkluderade.
Alla våra bostäder säljs som ägarbostad.
• Gemensamma utgifter: €230 per månad
• Livsstil faciliteter och områden : €70 per månad. Dessutom kommer vi att erbjuda ett brett utbud av tjänster mot avgift.
Utgifterna är baseras på 2021-priser och kommer att justeras för den årliga spanska KPI).

• Rabatter på ett stort utbud av tjänster som till exempel biluthyrning, golfbanor, idrottsklubbar m.m.
När du bokar en lägenhet i Ambera Duquesa får du förtur att vara bland de första att välja en specifik lägenhet när de slutgiltiga ritningarna på de enskilda byggnaderna och lägenheterna är klara och bygglovet är klart.
När det slutgiltiga bygglovet för projektet är beviljat och alla byggnader och lägenheter är ritade kommer du att motta ett fullständigt köpekontrakt som skrivs på först efter att du hittat din drömlägenhet!
En reservation innebär ingen risk för dig! Som en del av avtalet måste du betala 20 000 SEK för reservationsrätten till ett externt och spärrat klientkonto hos en norsk advokat. Om du skulle ångra dig och inte längre vill stå på listan kommer vi att återbetala dig hela beloppet oavsett orsak.

När du fyller i formuläret för reservation på vår hemsida får du en bekräftelse via mail med information om hur du genomför bokningen.
Du kommer att bli ombedd att signera ett bokningskontrakt och att betala depositionen. Köpekontrakt och slutlig prislista med prospekt förväntas vara klara i september 2022.

För att säkerställa livskraftsverksamhetens livskraft året runt är det viktigt att det är en hög beläggningsgrad i bostäderna året runt.

• Du bör sikta på att stanna på Ambera Duquesa i minst 3-6 månader om året.
• Det går även bra att hyra ut din fastighet. Det finns dock ingen hyresplikt.
Vår marknadsavdelning kommer att hålla dig uppdaterad under processen via bland annat nyhetsbrev och erbjuda valfria möten fram till bostaden är klar för att övertagelse.

• As a homeowner in Ambera Duquesa, you get your own privately owned apartment (freehold). • It is yours (100% and all the time) and can be sold, inherited, financed etc.
• Apart from using your property, you can also achieve a hassle-free letting income to cover the carrying costs of the property.
• The apartment will be delivered with kitchen (incl. white goods) and either (1) ready for you to move in with your own furniture, or (2) fully furnished if you order our attractively priced furniture package. With the second option, you can enjoy living in your apartment or have it rented out from day one.
• Common amenities: with the apartment, you will also have access to all common amenities like the activity centre, generous outdoor community pool and gardens etc.
• The whole development is classified under the category Tourist Apartments, see section about “Apartamentos Turisticos” for more details.
• All apartments in Ambera Duquesa Marina are managed by Ambera’s management company, which will organize rentals and operational issues on a continuous basis. The management company will charge a fee for its services.
• Ambera’s Lifestyle organization will charge a low monthly fee for operating and organizing activities, including a Lifestyle Director. You get free access to and use of community areas, primarily the Activity centre located at the Puerto Duquesa in the first phase.
• The monthly community expenses cover the regular maintenance of all properties to maintain the high standard of Ambera communities. Maintenance of all common infrastructure and areas such as staircases, pools, gardens, security, façades etc. is included in this fee.
Apartamentos turísticos – tourist apartments – is today a very common offer in Spain, with very clearly defined stipulations, which regulate the use for the owner, as well as an investment with an ongoing yield. Apartamentos turísticos provide tourist accommodation services. They have to meet a couple of requirements, the most important of which are:
• They must be made up of a set of accommodation units that are marketed and operated jointly by the same operator (which in your case is Ambera and its service partners). Tourist apartments have a central reception, meet minimum dimensions, adhere to more stringent accessibility requirements than homes for tourist use, and offer a permanent 24-hour service – all of which Ambera will be taking care of.
• They must be ready for immediate occupation and have the appropriate furniture and facilities for the conservation, preparation and consumption of food and beverages within each housing unit. You will get these items covered with the furniture package that we provide at very competitive prices in the course of the purchase process.
• The owner of a tourist apartment can be a natural or legal person, who has the right to the occasional use or enjoyment of the apartments for up to 60 days per year (as per specific legal framework for Andalucía). In the case of joint ownership, each spouse can use the right to live in the apartment for 60 days, so it can be 120 days together. There is no obligation to put the apartment for rent while not in use by the owner. However, Ambera encourages to let the apartment when the owner is not present in order to ensure that the Ambera Lifestyle is maintained – and that requires people being present in the community.
• The minimum letting period is 2 months during the months of October to April – the Ambera Lifestyle is all about long-term residents and their engagement in the community and this also applies to tenants.
• There is no maximum letting period.
• It makes sense to rent out the apartment to tenants that are in Ambera’s target group, i.e. 55+.
• Ambera will take care of handing over and taking back the apartments, including handling of keys and cleaning services, against a reasonable fee.
After carefully studying the market in the area and factoring in the attractiveness of being part of an Ambera active adult community, our current estimate for the monthly rental income for an average apartment is 1,250 €, totalling 15,000 € for the whole year. There are of course seasonal and unit specific differences.
Ambera’s rental management company will let the apartments on a best efforts’ basis, and actual rental income for each apartment will depend mainly on the location within the project and the landlord´s pricing expectations.
• The law for Apartamentos Turísticos in Andalucía provides for the enjoyment of your own apartments for up to 60 days per year. (See also answer to “Apartamentos Turísticos”.)
• In case of joint ownership (and there is no limit as to how many people can jointly own an apartment), the two-month-period is applicable to each owner.
Completion of the project’s first construction phase is expected in Q3 2024, with construction start planned latest in Q1 2023. Completion of next phases in continuation. More information about this will be published as we continue to develop the community.
Ambera has decided to sell at least 85% of the apartments in the first construction phase before starting construction, last but not least in order to make sure that the community starts with a certain size. These sales will first be documented in Reservation Contracts and – once the above goals are met – be converted into Private Purchase Contracts (see description of the purchase process). The Reservation Contracts can be cancelled if the goals stated in the contracts are not met. Down payments will be returned to you in such case.

• Access to and use of the activity centre at the Puerto Duquesa marina and future activity centres in other parts of the community
• Activities organized by Ambera Lifestyle
In addition, we offer several individual services against a separate fee, including:
• Health support with protocol and clear routines for any primary care on site, as well as agreements with nearby health institutions
• Cleaning services and shopping support
• Preferred offers at the Duquesa Golf Club, as well as for a wide range of services such as car hire, other golf courses and sports clubs etc.

• Diversified real estate developer controlled by former executive-level banker in Banco Santander, Enrique García Candelas. • Successfully developed the acclaimed Mirador de Estepona Hills: https://miradordeestepona.com/en/, qualities and amenities to be replicated in Duquesa Marina.
• Iberus owns the Duquesa Golf Club and its club house, as well as relevant stakes in the Duquesa Hotel, the Duquesa Hills project and surrounding parcels in the Marina area for potential future development of complementary services like clinics and sports facilities.

• URBANZ is a multi-disciplinary architect office with architects, engineers, commercial advisors as well as legal experts on urbanism forming part of a team that can secure a comprehensive analysis and planning approach to real estate projects.
• Aurelio Cazenave as founding partner of URBANZ focuses on the quality of architectural design in combination with a tight follow-up of construction processes of the projects he designs.
• Has been working with both Iberus Capital and SanJosé Constructora in the Mirador de Estepona Hills project, forming a well-functioning team with both of them.

Ambera’s Concept Architect: RH Arquitectos, Javier Herreros Ortega
• Madrid-based architect studio RH arquitectos is specialised on large master planning projects, e.g. Madrid Nuevo Norte (expansion of Castellana in Madrid, one of the world’s largest development projects).
• RH architects is responsible for the conceptual design aspects of Ambera, summarised in a 300-page design handbook, making sure that the findings from Ambera’s numerous study tours to relevant US projects are reflected in all aspects of Ambera’s projects – from the community master plan to the details of each apartment.
• The apartments meet a high standard, with modern design by leading architects, and will be delivered fully fitted ready to move in. They will meet approved fire safety standards and energy optimization certification.
• Personalization of the apartments is not available prior to delivery, in order to ensure an even execution quality and have a standard product for renting out. Once an owner, you can upgrade the interior as you wish.

1. Go to our website www.ambera-duquesa.es, choose your favourite available apartment and send us your reservation request, and we will confirm your request as soon as possible and get back to you with the reservation contract.
2. Sign the Reservation Contract (“Contrato de Reserva”), which expresses your intent to purchase.
3. Pay the reservation fee of 6,000 € into a special account in Spain within 5 working days upon signing. The chosen apartment is now reserved for you.
4. Sign the Private Purchase Contract: approximately 60 days after signing your reservation contract, you will be required to sign the private purchase contract (called as well “Contrato Privado de Compraventa”), which will state all rights and obligations of the parties. The signature can be completed digitally, so there is no need for you to come to Spain in this context. You will need to pay your 20% deposit as indicated in the contract, (minus reservation payment as per step 3. above) within 10 days. This payment is to be transferred into a special escrow account of the developer in Spain and is fully secured by law with a bank guarantee that will be issued to your name.
5. Get your NIE “Número de Identificación de Extranjeros”: It is a unique tax identification number in Spain for anyone who isn’t a Spanish citizen. You will need your own NIE number to execute the title deed and pay necessary taxes going forward. Ambera will assist you with this process.
6. Open a bank account: with your NIE and all your KYC (“Know your client”) documents, you can open a bank account in Spain. You will have to satisfy anti-money laundering procedures, and to show the origin of funds used to acquire the property.
7. Ongoing Payments during the Construction phase: pay the partial payments in line with the payment plan in the private purchase contract.
8. Signature of Title Deed (conveyance of ownership): once construction is finished, go to the Notary to sign the contract for the purchase of the property (“Escritura pública”) and take over the keys to your new home. This signature needs to be appended by you in person or by your appointed representative with a Power of Attorney.
9. You are now a proud Ambera homeowner! Your new Ambera home is now yours and you are free to use or let it in line with the guidelines in the community statutes. Make sure to enjoy the Ambera amenities and the social and active lifestyle!
At present, there are various possibilities we have identified so far:
• DNB Luxembourg, which has a representation office in Costa del Sol (Marbella), is offering a good option for Norwegian and Swedish clients: o Loan with a mortgage on the Spanish property, up to 70% of property value (minimum loan amount 150,000 € for private persons) o DNB Luxembourg encourages to obtain financing approval before you chose the apartment, so you know your options and can move faster once the decision to purchase an apartment has been made
• Hypido, www.hypido.com, with whom Ambera has a collaboration agreement. They will typically review your financial situation and based on that recommend 1-3 Spanish banking options.
• You can also seek financing directly with your bank in your local country or in Spain.

You get a preferential right to be among the first to choose a specific apartment from the floor plans available in each phase. Reservation clients who have deposited some funds towards the first release of apartments in Duquesa have the right to choose first, based on the time they made their reservation.
To ensure the viability of the lifestyle activities all year round, it is important that there is a high level of occupancy in the homes throughout the year. This will be facilitated by making sure that owners of apartments either live in their homes for longer periods throughout the year and are not opposed to rent the unit out for longer periods when they are not there.
